Our York Harbor Bed and Breakfast Policies

A one night’s stay or 50% deposit (whichever is larger) is required at the time the reservation is made, for each room to be processed.  This deposit shall apply to your last night(s) stay. (Non-contiguous dates are considered separate reservations and require individual deposits.) The balance due is charged to your card the MORNING OF ARRIVAL.  Please make sure your credit card details are up to date.

We accept MasterCard, Visa, and Cash. Prices are subject to Maine Lodging Tax of 9%. Our Inn at Tanglewood Hall Gift Certificates are also available for lodging redemption only, unless otherwise specified previously. We do NOT accept BnBFinder.com Gift Certificates or Cards.

We are just a small independent B&B, so cancellations affect us dramatically. When we guarantee an accommodation we enter into a contract and lose the opportunity to reserve the room for others who wish to stay with us. Notice given 14 days (or more) prior to a room reservation will receive a full refund less a $25.00 credit card handling fee for each room cancelled. Cancellations or changes within the 14-day period will incur a loss of deposit. Last minute cancellations or changes (within 5 days of the reservation) are responsible for the entire reserved stay. We will try our best to re-rent and will prorate refunds accordingly.

Regretfully, we can not grant refunds for early departures or late arrivals. As we have no control over weather (during winter we will try to accommodate rescheduling within a reasonable time frame), extended family situations, guest illnesses including COVID, airline delays or flight cancellations, etc., our cancellation policies apply equally under all circumstances. For this reason we recommend purchasing trip insurance for your peace of mind. 

For group reservations of three rooms or more, the balance is due 14 days prior to the reservation. We do not rent out our entire home (all six rooms) for group events.

We require a Two Night Minimum Stay. Please contact us for exceptions.

Between 3:00PM and 6:00PM only. After 6:00 we will provide Self Check-in instructions when notified ahead of time.

Anytime before 11AM.

Our rooms are intended for 2 persons only, due to Fire Code . The Cottage Rose Suite is the only exception, allowing 1 additional person ($35) .

Twelve and over unless pre-approved by us ahead of time. We offer a quiet peaceful retreat for all of our guests that must be respected at all times. We have been honored to host many wonderful kids here. However, we do ask all parents to thoughtfully evaluate their children’s personal supervisory needs before considering this inn.  It is not child-proofed for their safety and there are many fragile collections and antiques throughout the inn.

We do not accept pets.

Only Registered Guests are allowed in our home, unless prior permission has been obtained, due to the intimacy of the inn and overall security. Our front door is locked at all times.

The entire Inn and perimeter grounds are non-smoking or vaping of any kind (including e-cigs and cannabis) in ordinance with Maine State law. Smoking is permitted outside, 25 feet from any building. Smoking/vaping of any kind is not allowed in our rooms or on porches and will incur a $500 charge, charged to your card on file. In addition, and pursuant to Maine State law, cannabis is not allowed inside our home or on our premises. Please keep it in your car. Guests violating these policies will be asked to leave immediately, without refund or recourse. The burning of candles or incense is also prohibited due to fire and insurance codes, and for the safety of all.

Our 1880s circular driveway offers limited parking to accommodate our six rooms. If you plan to drive more than one vehicle, please notify us ahead of time.

Our private 1880s home is zoned as a residential Bed & Breakfast and has been since 1994. We are exempt from ADA structural change requirements. There are six steps leading up to our front porch and door. We have one room on the first floor which has four stairs leading down.

All rates are subject to change without notice. Rates guaranteed by deposited reservations remain the same.
